These Terms of Service ("Terms") govern your access to and use of the Awaybase platform, website, and related services (collectively, the "Service") operated by Awaybase Software Ltd, a company registered in England and Wales ("Awaybase", "we", "us", or "our").
By creating an account or using the Service, you agree to be bound by these Terms. If you do not agree, you must not use the Service.
The Service is accessible at awaybase.co.uk and via the application portal at portal.awaybase.co.uk.
In these Terms, the following definitions apply:
You must be at least 18 years of age to use the Service. By registering, you confirm that you are at least 18 years old and have the legal capacity to enter into these Terms.
When creating an Account, you must provide accurate, current, and complete information. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your Account.
You must notify us immediately at team@awaybase.co.uk if you become aware of any unauthorised use of your Account. We reserve the right to suspend or terminate any Account at our discretion.
Awaybase is a cloud-hosted software-as-a-service (SaaS) platform designed for UK property investors. The Service provides tools for property deal analysis, pipeline management, AI-powered deal scoring, and investment appraisal.
The Service is accessed via a web browser and does not require any software installation. Features may include, but are not limited to:
We may update, modify, or add features to the Service at any time. We will endeavour to provide reasonable notice of any material changes that significantly reduce existing functionality.
We may offer a free trial period (currently 60 days) to allow you to evaluate the Service before subscribing to a paid plan. During the trial period, you will have access to the Service at no charge.
At the end of the trial period, your access to the Service will be suspended unless you subscribe to a paid plan. We will notify you before your trial expires.
During any beta or trial period:
Any feedback, suggestions, or ideas you provide about the Service during the beta period may be used by us without any obligation to you.
Paid access to the Service is available through subscription plans. Current pricing starts from £29 per month. All prices are inclusive of VAT where applicable, and there are no hidden fees.
Subscriptions automatically renew at the end of each billing cycle (monthly or annual, depending on your chosen plan) unless cancelled before the renewal date.
We accept payment via the methods specified during the sign-up process. You authorise us to charge your chosen payment method for all applicable fees.
If we change our pricing, we will provide at least 30 days' written notice before the new pricing takes effect. The revised price will apply from your next billing cycle after the notice period.
If a payment fails, we may suspend your access to the Service after a reasonable grace period and notification.
You may cancel your Subscription at any time through your account settings or by contacting us at team@awaybase.co.uk. Upon cancellation, you will retain access to the Service until the end of your current billing period.
Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you have a 14-day cooling-off period from the date you first subscribe to a paid plan. If you cancel within this period, you will receive a full refund of any fees paid, subject to a proportionate deduction for any use of the Service during that period where you have expressly requested the Service begin immediately.
After the cooling-off period, refunds are not generally available, except where required by law. Nothing in these Terms affects your statutory rights under the Consumer Rights Act 2015.
Important: Nothing in these Terms is intended to limit or exclude any rights you have under the Consumer Rights Act 2015 or other applicable consumer protection legislation. Your statutory rights are unaffected.
Awaybase does NOT provide financial advice, investment advice, tax advice, legal advice, or mortgage advice. Awaybase Software Ltd is NOT authorised or regulated by the Financial Conduct Authority (FCA).
The Service provides informational tools and analysis only. No output from the Service, including AI Outputs, deal scores, yield calculations, projections, or any other analysis, constitutes a personal recommendation or advice to buy, sell, hold, or otherwise deal in any property or investment.
You should always seek independent, qualified, and regulated financial advice before making any investment decisions. In particular:
The Service uses artificial intelligence and machine learning technologies to generate analysis, scores, and other outputs. You acknowledge and agree that:
We do not use your personal data to train our AI models unless you have given us explicit consent to do so. Property data you input into the Service is processed solely to provide you with the Service.
You agree to use the Service only for its intended purpose of personal property investment analysis and deal management. You must not:
We reserve the right to suspend or terminate your Account if you breach these acceptable use provisions.
All intellectual property rights in the Service, including the software, algorithms, AI models, design, branding, documentation, and all other materials, are owned by or licensed to Awaybase Software Ltd. These Terms do not transfer any ownership rights to you.
We grant you a limited, non-exclusive, non-transferable, revocable licence to access and use the Service for the duration of your Subscription, subject to these Terms.
You retain ownership of any data, documents, or content that you upload to the Service. By uploading content, you grant us a limited licence to host, process, display, and store your content solely for the purpose of providing the Service to you.
You retain ownership of all data you input into the Service. We will not sell your data to third parties.
You may request an export of your data at any time by contacting us at team@awaybase.co.uk. We will provide your data in a commonly used, machine-readable format within a reasonable timeframe.
Upon termination of your Account, we will retain your data for a period of 30 days to allow you to request an export. After this period, your data will be securely deleted in accordance with our Privacy Policy.
We are committed to protecting your personal data in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.
Our collection, use, and processing of personal data is governed by our Privacy Policy, which forms part of these Terms.

We do not guarantee the accuracy of any third-party data provided through the Service, including but not limited to property listings, EPC data, Land Registry data, and market comparables.
To the maximum extent permitted by law, the Service is provided on an "as is" and "as available" basis, without any warranties of any kind, whether express or implied.
We do not warrant that:
For consumer Users, the Consumer Rights Act 2015 implies certain terms regarding the quality of digital content and services that cannot be excluded. Where the Service does not meet the standards required by law, you may have a right to a remedy. Nothing in these Terms limits those statutory rights.

You agree to indemnify and hold harmless Awaybase Software Ltd, its directors, employees, and agents from and against any claims, losses, damages, liabilities, and expenses (including reasonable legal fees) arising out of or in connection with:

You may terminate your Account at any time by cancelling your Subscription and contacting us to request Account deletion.
Upon termination, your right to access the Service ceases immediately (or at the end of your current billing period if you cancel a paid Subscription). You will have 30 days from the date of termination to export your data. After this period, we will securely delete your data.
Sections of these Terms that by their nature should survive termination will continue in effect, including but not limited to: intellectual property, disclaimers, limitation of liability, indemnification, and governing law.
We may update these Terms from time to time. If we make material changes, we will notify you by email and/or through the Service at least 30 days before the changes take effect.
Your continued use of the Service after the effective date of any changes constitutes your acceptance of the revised Terms. If you do not agree with the changes, you may terminate your Account before the changes take effect.
Neither party shall be liable for any failure or delay in performing its obligations under these Terms where such failure or delay results from circumstances beyond the reasonable control of that party, including but not limited to: acts of God, natural disasters, epidemics, pandemics, fire, flood, war, terrorism, strikes, government actions, internet or telecommunications failures, power outages, or cyber attacks.
These Terms are governed by and construed in accordance with the laws of England and Wales.
Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales, except that if you are a consumer residing in Scotland or Northern Ireland, you may also bring proceedings in the courts of your country of residence.
Nothing in these Terms affects your rights under mandatory consumer protection laws of your country of residence where those laws cannot be disapplied by agreement.
If you have a complaint or dispute, we encourage you to contact us first at team@awaybase.co.uk so that we can try to resolve the matter informally.
We will acknowledge your complaint within 5 working days and aim to provide a substantive response within 14 working days.
If we are unable to resolve the dispute informally, you may be entitled to use an alternative dispute resolution (ADR) service. We will provide details of any applicable ADR scheme upon request.
